Facilities
Maintenance:
Professional Contract Services Inc. has two full facilities
contracts which include Facilities Maintenance/Other Support Services
at the Air Base Ground Defense Campus Training Site, Camp Bullis,
TX and Operations and Maintenance and Engineering Services at Buckley
AFB Annex. PCSI has several maintenance trades working in these
full facility contracts including: HVAC Technicians, Electricians,
Alarm Techs, Painters, Carpenters, Locksmith, Plumber/Pipe fitters,
Grounds Maintenance workers, Janitorial, Stationary Engineer, General
Maintenance workers, Engineering Technicians, Resource Managers,
Quality Control and Administrative personnel. PCSI operates and
maintains two Maintenance Management System (MMS) and an Energy
Management and Controls System (EMCS). PCSI operates and maintains
a 31 MMBTU heating plant, 1900 Ton chiller plant, 2300 kW emergency
power plant, and a 750 kVA uninterrupted power supply system. PCSI
provides complete maintenance and repair of all utilities, fire
alarm and suppression systems, elevators, and energy management
systems along with grounds maintenance and snow removal operations.
Operations
and Maintenance Engineering Services to Buckley AFB Annex, Colorado:
PCSI operates and maintains a 36 acre Annex to Buckley AFB in Denver
Colorado. The Annex campus consists of three office buildings and
one warehouse with a total of 696,105 square feet (SF) of office
space and 14,626 square feet of warehouse space. PCSI employs a
crew of one Engineering Technician, one Resource Manager, one Supply
Technician, a Parts and Tool Room Attendant, three licensed Electricians,
one Fire Alarm Technician, two licensed Plumbers, one Stationary
Engineer, two certified HVAC Technicians, one Locksmith, four General
Maintenance Mechanics, one Maintenance Trades Helper, one Administrative
Clerk, one Service Call Dispatcher, and six Grounds Maintenance
Workers as well as supervisory and quality assurance personnel.
All essential services and emergency responses are provided seven
days a week twenty-four hours a day.
Infrastructure
Maintenance: PCSI maintains and repairs a storm water sewer system
with 2 lift pumps and oil water separator to protect wet lands on
the site, a water distribution and a sanitary sewer system with
lift station, two irrigation systems, natural gas and exterior electric
distribution systems, and traffic control devises and signs. We
maintain and repair and provide snow removal for over 27 acres of
parking areas, roadways, and walkways as well as grounds maintenance
and landscape improvement.
PCSI
has completed various projects on the roads and parking lots such
as designing and relocating a new layout of the security barriers
at the base entrance and have repaired an upheaval in the parking
lot which was causing pedestrian safety and drainage problems. Other
infrastructure projects designed and executed by PCSI include replacing
sewerage lift pumps to return lift station to design capacity, replacing
traffic control signage to conform to Air Force standards, and repairing
a retaining wall at perimeter fence.
Facility
Maintenance: PCSI operates, maintains, constructs, installs, and
modifies, all Air Force real property and real property equipment
at the Annex which includes Facility finishes, roofs, and plumbing,
HVAC, Interior electric, Fire Suppression and Alarm Systems. PCSI
has instituted a comprehensive preventive maintenance (PM) program
for all equipment in the facility which has increased life expectancy
of equipment, reduced down time, and saved replacement costs. The
government has already noticed significant reductions in utility
costs and their engineers have adopted our PM program for the rest
of Buckley AFB.
Plant
Operations: PCSI operates and maintains a physical plant in the
main 660,000 SF building which consists of a 31.8 MMBTU duel fired
heating plant, a 10,000 and a 5,000 gallon fuel oil storage tanks,
a 1900 Ton chiller plant, a 750kVA Uninterrupted Power Supply, and
three emergency power generators of 1,135kW, 750kW, and 500kW. Some
of the bigger projects PCSI has completed to make the main plant
operate more efficiently are, retrofit the final chiller from R
11 to R 123 refrigerant, re-tube two hot water generators, replace
a steam converter that has been inoperative for more than 6 years,
and rebuilt one of two HVAC control air compressors. We have also
upgraded the energy management and control system (EMCS) for the
HVAC system in 6 of the 24 mechanical rooms.
Engineering
Services: PCSI plans, prioritizes, and executes all construction
and modification projects on the annex. PCSI operates an AutoCAD
system and have updated all drawings, prints and schematics into
digital format and provide the government with digital as-built
drawings at the completion of all new work. We also provide project
folders, facility folders, maintain a warranty program, We also
operate the Datastrean MP2 Automated Maintenance Management System
to control and track, and schedule work orders, inventory, training,
man hours and costs on every service call or project. We provide
full contract management for all services and projects sub contracted
out. We provide an Environmental Protection program and work closely
with the Air Force Environmental Flight on all inspections and compliance
issues. We have maintained a zero notice of violations on all environmental
inspections.
